His wage demands have stunned Gourlay, who is hoping to make Aguero his first signing since replacing Peter Kenyon.
A deal like that would make him the third highest paid player at the club - behind John Terry and Frank Lampard.
In addition to the potential £30m transfer fee, his wages will be a huge outlay for a player who is ineligible for the Champions League.
With the club still expecting to be banned from transfer business from the summer of 2010, Chelsea are hoping to make signings in January.
Despite the huge financial outlay, Aguero remains top of Chelsea's shopping list.
